You can find remote real estate virtual assistant jobs open to Nigerians, but most of them come through VA staffing agencies whose ads say "worldwide". The big direct-hire ads are less useful to you, because many of them only accept applicants in the US, the Philippines or South Africa. The fastest route is to look for those worldwide agency boards, learn the real estate tools that keep coming up in ads (MLS, Dotloop, SkySlope, AppFolio) and apply with proof that you can handle US property paperwork and calls.

For this guide we opened live real estate VA ads in October 2026. This guide covers the main types of real estate VA work, including property management assistant roles, and which ads actually accept people living in Nigeria. You'll also see what the shifts look like in Lagos time, what the pay looks like, how to apply and the scams that are specific to property work.

Quick answer

Remote real estate virtual assistant jobs open to Nigerians are mostly part-time contractor roles with VA agencies. As of October 2026, 20four7VA's real estate ads were marked "Worldwide". The duties are supporting US agents, transaction coordinators and landlords with listings, paperwork, lead follow-up and tenant communication. Read the location line before applying, because many similar ads are restricted to one country. Expect US-hours shifts and contractor pay.

What a real estate virtual assistant actually does

A real estate virtual assistant (VA) is a remote assistant who handles the admin, paperwork, communication and marketing tasks for people in the property business. Those people are usually estate agents (called "agents" or "Realtors" in the US), brokerages, landlords, property managers and property investors. The title covers several different jobs, and the job you apply for decides which skills you need.

Agent and brokerage support

An agent VA keeps a busy agent's business moving. In the live ads we opened, the duties included entering and updating listings on the MLS, preparing property feature sheets, writing listing descriptions, posting to Facebook business pages and following up with leads in a CRM (customer relationship management) system. The MLS (Multiple Listing Service) is the shared database of homes for sale in a US region.

Wing's US ad for a real estate VA, for example, lists managing listings, keeping buyer and seller records in a CRM, coordinating open houses and scheduling meetings between buyers, sellers and agents (Wing, Lever, checked October 2026).

Transaction coordination

A transaction coordinator VA manages the paperwork between an accepted offer and the closing of the sale. This is the most document-heavy version of the role, and it usually asks for prior US experience. One California Realtor's ad through 20four7VA required prior US transaction coordination experience, disclosure paperwork, DocuSign and excellent written English. It strongly preferred SkySlope and required ZipForms, with training provided (20four7VA CPT-11456, as of October 2026).

Property management assistant work

A remote property management assistant (or property management VA) supports a landlord or property manager who rents out homes. The work is mostly communication and follow-up:

  • answering tenants by phone, SMS, WhatsApp and email
  • logging maintenance requests as tickets and chasing them until the work is done
  • coordinating contractors and checking photo proof that the work was done
  • supporting tenant screening and keeping property records up to date
  • helping fill vacant units faster

Those duties come from a live 20four7VA ad for a property management and business operations VA. The ad also asked for "excellent spoken English with a native or near-native accent" and comfort dealing with US tenants, contractors and government offices (20four7VA CPT-11407, as of October 2026). If you have managed a block of flats in Lekki or collected service charges for an estate in Abuja, that experience is relevant. Describe it in US terms: tenants, work orders, vendors, vacancies.

Investor research and marketing

Some clients are investors who need someone to research properties, build spreadsheets of comparable sales, find owner contact details and run outreach. Others want marketing VAs who can make Canva graphics, edit short videos and schedule social posts. In October 2026, 20four7VA's board had separate worldwide ads for a real estate investment research VA, a real estate content and digital marketing VA and a social media and real estate marketing VA (20four7VA job board).

Can you do real estate VA work from Nigeria? Check the location line first

Yes, when the ad accepts applicants living in Nigeria. Many real estate VA ads don't. The same role is often posted several times, with a separate version for each country, and each version only accepts people in that country. These are the ads we opened on 27 October 2026:

The table shows that most of the work comes from agencies. US agents and landlords hire VA agencies, and each agency decides which countries it recruits from. Some recruit only in the Philippines or South Africa. Others, like 20four7VA in October 2026, recruit worldwide and present the roles as "Fully remote, no location restrictions".

Three location phrases are worth understanding:

  • "US only" or "must be located in the US": the work may be remote, but you have to live in the US. Skip it.
  • One country named (Philippines, South Africa, Colombia): the agency is building a talent pool in that country. Applying from Lagos wastes your time and theirs.
  • "Worldwide", "Anywhere" or "Region preference: Any": you can apply from Nigeria. Read the hours, the English requirements and the contract terms next.

Our guide on how to check if a remote job accepts Nigerian residents covers the harder cases, such as "EMEA" and ads that say nothing about location.

Most worldwide real estate VA work is contractor work, not employment. The 20four7VA ads say you'd work under a Master Services Agreement and Statement of Work, and that the posting "is not an offer of employment". As a contractor you have no paid leave and no pension, and you handle your own tax. Read the contractor vs employee guide for Nigerians before you sign anything.

Where to find real estate VA jobs that accept Nigerian applicants

VA agency job boards

Agency boards are the biggest source of these jobs. Open the agency's own careers page (often on Breezy, Lever, Workable or Teamtailor) and use its location filter. Don't rely on the job board that copied the ad. In October 2026, 20four7VA's board listed real estate roles including transaction coordination, lead qualification and appointment setting, lead follow-up and CRM support, and property management. It also had a "Real Estate VA - For Pooling Purposes" contract ad, which is a general application for future openings.

Apply through the agency's own page. Aggregator copies are often out of date. Of the copies we tried to open, one returned "410 Gone" and two returned "not found". Some aggregators also put ads behind paid "member" access. You never need to pay to see or apply for a job.

Remote job boards with location filters

General remote boards sometimes have real estate VA ads tagged "Remote from Africa" or "Remote from Anywhere". Jobgether's Nigeria virtual assistant page showed several real estate ads in October 2026 (Jobgether), but each ad still needs checking. On WorkRemote, the admin and VA job listings show where applicants may live on every listing. Search "real estate" or "property" to narrow them down.

These search phrases help on Google, LinkedIn and job boards:

  • "real estate virtual assistant" worldwide
  • "transaction coordinator" remote contractor
  • "property management virtual assistant" anywhere
  • "real estate VA" "region preference: any"
  • "assistant property manager" remote Africa

Going direct to US agents and property managers

Small US brokerages and landlords often hire VAs without posting an ad. Direct outreach works best once you have a portfolio piece, for example a sample listing description and a mock transaction checklist. Our guide on finding international VA clients covers outreach scripts and LinkedIn prospecting in detail.

Freelance marketplaces

Upwork and similar platforms carry real estate VA projects, often short ones like "update 40 listings" or "skip-trace 200 owners". They're useful for your first reviews. Fees and payout routes affect what you take home, so compare them using how to receive dollar payments in Nigeria.

Skills and tools real estate employers ask for

Real estate ads ask for general VA skills plus a layer of property-specific tools. You learn the general skills (calendar and inbox management, Google Workspace, clear writing) on the virtual assistant career guide. The table below covers the real estate layer.

Tool or skillWhat it's used forHow to get familiar
MLS (e.g. Bright MLS)Entering and updating listingsAccess comes from the client; study public listing sites
Dotloop, SkySlopeTransaction files and checklistsWatch vendor demos, build a mock file
DocuSign, ZipFormsContracts and e-signaturesPractise with a free e-signature trial
AppFolio, BuildiumRent, tenants, maintenance ticketsWatch product walkthroughs
VoIP phone (e.g. Google Voice)Calls and texts to US tenantsUsually set up by the client

You won't get your own MLS login. US MLS access normally comes through the licensed agent you work for. Several ads say the client will train you on its systems (20four7VA CPT-11407). What you need before you're hired is the vocabulary and the habit of working carefully.

The US property terms you should know

Learn these before your first interview:

  • listing agreement
  • buyer representation agreement
  • seller disclosures
  • offer and counter-offer
  • escrow and closing
  • comparable sales ("comps")
  • lease, security deposit, work order and vacancy

A transaction coordinator who mixes up a disclosure deadline can cost the client a sale. That's why these roles ask for "attention to detail" more than anything else.

Fair housing rules matter if you touch tenant screening

The US Fair Housing Act prohibits discrimination in housing because of race, colour, national origin, religion, sex, familial status or disability (HUD). If you answer rental enquiries or help screen tenants, you have to apply the client's criteria the same way to everyone. Never say anything like "the owner prefers no children". Mentioning in an interview that you know about this rule tells a property manager you understand US rental work.

Working hours: what US real estate shifts mean in Lagos

Nearly all real estate VA work follows US hours, because tenants, agents and buyers are awake then. Nigeria is on WAT (UTC+1) all year. US Eastern is 5 hours behind Lagos in summer and 6 hours behind from 1 November 2026. US Pacific is 8 hours behind in summer and 9 in winter. Here are the shifts in the October 2026 ads we opened, converted to Lagos time:

Ad shift (US time)Lagos time, US winterLagos time, US summer
8am to 10am Eastern (listing support)2pm to 4pm1pm to 3pm
10am to 2:30pm Eastern (property VA 1)4pm to 8:30pm3pm to 7:30pm
3:30pm to 8pm Eastern (property VA 2)9:30pm to 2am8:30pm to 1am
10am to 2pm Pacific (transaction coordinator)7pm to 11pm6pm to 10pm

Shift times from 20four7VA CPT-11430 (via EU Remote Jobs), CPT-11407 and CPT-11456, as of October 2026.

Afternoon and early-evening Eastern shifts fit a normal Nigerian day well. Late Eastern and Pacific shifts mean working until midnight or later, so plan your power and internet backup and your sleep around them. The property management ad also included two-hour weekend shifts, which are common because tenants report leaks on Saturdays too.

How much remote real estate VA jobs pay

Pay depends mostly on where the employer thinks you live, then on experience. Wing's two ads for the same real estate VA role show this clearly. The US version pays up to $3,200 a month at entry level, $4,000 at intermediate level and $5,000 at expert level (Wing US). The Philippines version pays in pesos, up to PHP 34,000 a month at entry level (Wing PH). Both figures are "up to" ceilings from the ads (as of October 2026), not averages, and neither ad accepts Nigerian applicants. Don't use the US figure as your target.

The worldwide 20four7VA ads don't publish a rate. They say "competitive rates" with weekly payments through the agency. Ask for the hourly rate in writing before you accept an interview slot that runs past midnight.

For context, the US median pay for property, real estate and community association managers was $69,990 a year in May 2025 (BLS). That's what a licensed US manager earns, not a VA. It shows the value of the work you're supporting, which helps when you later price your own VA services. For Nigeria-focused pay ranges across VA work, see the virtual assistant salary guide and VA jobs that pay in dollars.

Example (hypothetical): an agency offers you $6 an hour for the 20-hour property management shift. That's about $520 a month (20 hours × 4.33 weeks × $6), or roughly ₦708,000 at ₦1,362 to $1 (CBN NFEM rate, 23 October 2026). Take off your withdrawal fees, your backup data and fuel costs, and tax under the Nigeria Tax Act (see tax for remote workers in Nigeria), then decide if the offer works for you. This is a worked example, not a market rate.

How to apply for a real estate VA job, step by step

  1. Choose one sub-role. Pick agent support, transaction coordination or property management. A CV that says "real estate VA, all tasks" is weaker than one aimed at a single ad.
  2. Build two proof pieces. For agent support, write three listing descriptions for real homes on Zillow, using public details. For transaction work, make a mock closing checklist with deadlines. For property management, write a tenant maintenance reply and a contractor follow-up email. Our guide on building a VA portfolio shows how to present them.
  3. Translate your Nigerian experience. "Managed rent collection and repairs for 12 flats in Yaba" is relevant. Write it as "coordinated maintenance tickets and tenant communication for a 12-unit portfolio".
  4. Record a 60-second voice note or video. Property ads often screen for spoken English and accent. Record yourself handling a mock tenant call and keep it ready.
  5. Filter for "Worldwide" and apply on the agency's own page. Upload your CV first if the form offers to fill itself in.
  6. Prepare for a test. Expect a typing or writing task, a mock call or a document review. Practise with the virtual assistant interview questions.
  7. Confirm the terms in writing. Get the hourly rate, the payment method, the hours in your time zone and the notice period before you start.

Example (hypothetical) application note: "I'm a Lagos-based admin assistant with two years managing tenant requests and contractor visits for a 20-unit residential estate. I'm available for your 10am to 2:30pm Eastern shift (4pm to 8:30pm in Lagos) with solar backup and two internet lines. I've attached a sample tenant reply and a maintenance ticket log I built in Google Sheets."

For layout and wording, see how to write a virtual assistant CV.

Your setup in Nigeria: power, internet and calls

Property clients expect you to answer when a tenant calls, so the requirements are strict. Wing's ad, for example, requires a noise-cancelling USB headset, a webcam, a main internet line of at least 25 Mbps and a backup line of at least 10 Mbps (Wing US). In Nigeria, that usually means:

  • an inverter or solar system that keeps your laptop, router and phone running through an evening shift, with a generator as a last resort
  • two internet sources, such as a fibre or Starlink line plus a MiFi or phone hotspot on a different network
  • a quiet room for calls, because barking dogs and generator noise come through on US VoIP lines
  • a password manager, since the property management ad lists one and you'll hold logins to client systems

Red flags specific to real estate VA ads

Real estate involves rent, deposits and house deposits, so scammers target it. Walk away if:

  • someone asks you to pay for "training", "MLS access" or a "placement fee"
  • a "client" wants rent or deposits paid into your personal account, or asks you to forward money
  • you're asked to send wire instructions to a buyer from a personal email (real estate wire fraud depends on exactly this)
  • the only way to see the job is a paid membership on a third-party site
  • the interview happens only on Telegram or WhatsApp text, with no company domain behind it

Legitimate real estate VAs handle documents and communication. They don't handle the client's money through their own accounts. For general checks, read how to spot remote job scams in Nigeria and our guide to avoiding scams in VA job applications.

Frequently asked questions

Can I be a real estate virtual assistant from Nigeria without a US licence?

Yes. VA roles are administrative and don't need a real estate licence. The licensed agent you support handles the licensed work, such as negotiating and giving advice. Don't describe yourself as an agent or give clients property advice.

What is a remote property management assistant?

A remote property management assistant supports a landlord or property manager from home. The work is answering tenants, logging maintenance tickets, chasing contractors and keeping records. Ads usually ask for strong spoken English and experience with tools like AppFolio or Buildium, and they often include weekend shifts.

Do I need real estate experience to get hired?

For agent support and property management roles, it often isn't required, but it helps a lot. The October 2026 property management ad listed real estate experience as "a plus". Transaction coordinator roles usually do require prior US transaction experience, so start with agent support or property management.

Are remote real estate VA jobs full-time or part-time?

Most worldwide ones are part-time contracts. The 20four7VA real estate ads we opened in October 2026 offered 10 to 24 hours a week, with one property role expected to grow towards full-time based on performance. Full-time salaried versions often only accept applicants in one country.

How do real estate VA agencies pay Nigerian contractors?

It depends on the agency. 20four7VA's ads say payments are weekly and processed through the agency, but they don't name the method. Ask which payment platform they use, then compare fees and naira withdrawal options before your first invoice.

What time will I work if my client is in the US?

Usually afternoons and evenings in Lagos. A 10am Eastern start is 4pm in Lagos from 1 November 2026 (3pm in US summer). A 10am Pacific start is 7pm in Lagos in winter. Check the shift in the ad and convert it before you apply.

Is real estate VA work different from appointment setting?

They overlap. Real estate lead qualification ads involve calling or texting leads and booking appointments for agents, and that is appointment-setter work. If you prefer calls and targets to paperwork, read the appointment setter career guide.

Key takeaways

  • Remote real estate VA jobs open to Nigerians come mainly from VA agencies whose ads say "Worldwide"; many similar ads only accept the US, the Philippines or South Africa.
  • The role splits into agent support, transaction coordination, property management assistance and investor or marketing support. Aim at one.
  • Learn the real estate tools named in ads (MLS, Dotloop, SkySlope, DocuSign, AppFolio, Buildium) and the US vocabulary. Clients usually give you access to their systems.
  • Expect part-time contractor work on US hours, often afternoons to late evenings in Lagos, with weekend shifts for property management.
  • Published US pay is set for US residents. Get your own hourly rate in writing.
  • Never pay to apply, and never route rent, deposits or wire instructions through your own accounts.
